One reason for our continuing struggle with supply vs. demand is that Austinites and staying longer in their homes. I noted a few days ago that in the first three quarters of 2019 the number of listings was down 15% compared to the same period in 2012. I wrote elsewhere about an article from the National Association of REALTORS® that shows the same trend in many other cities:
Less homes for sale, less homes to buy
