Even in Austin and Central Texas, home foreclosures are up.  As a percentage of total sales, foreclosures were 2.6X higher in 2009 than they were in 2005:

I have represented sellers and buyers in short sales and foreclosure situations for years, but I have just completed some significant and focused training, and I am reaching out to homeowners in Central Texas who are in financial distress and struggling to keep their homes, or to at least avoid foreclosure.
