Following up on another post today about the market environment on and near Lake Travis, I want to comment quickly, that although lake-area homes are generally more expensive than the median home in the Austin metropolitan area, the market velocity issues discussed in that post are not price-driven. Here’s a look at Days to Sell by Price Range over the past 2 1/2 years in the metro area:
Notice that even at $1,000,000 and up, the median days to sell was 51 days. That compares to 98 days for homes with Lake Travis views, and to 84 days for waterfront homes. In the $250,000 to $300,000 range, the metro-area median was 18 days, while view homes took 73 days to sell, and the lakefront median was 93 days.
